Carbon Monoxide Detectors SB 183 Info

A new law recently passed, SB 183, that requires all homes to now have at least one carbon monoxide detector, CO, in the home.  During a home sale inspection these are being looked for and must be in place and the sellers must state in their Transfer Disclosure Statement (TDS) if they have them.  They are not very expensive and can help save your life. There are rules about where to install one and how many (not too close to a device that creates CO so you won't get a faulty reading and … [Read more...]

Laguna Niguel Home Sales update

Today I was preparing for a client and took a look at the Laguna Niguel home sales information and thought I'd write a short post about what I discovered.  From January 2011 through June 2011 there have been 57 homes sold priced between $750,000 to a million dollars.  The number of homes for sale has stayed between 62 and 69 for each month and an average of 20 a month are coming on the market and just about 11 a month enter escrow and over 9 a month close escrow.   Basically right around  20 … [Read more...]

Beautiful Dana Point

Have you visited Dana Point Harbor yet?    If you haven't been, you must go!  We are so blessed here to be able to see whales and dolphins right in under our noses.  The blue whales came early this year, first sighting was mid-April.  Blue whale season is May through October.  After October, they migrate, only to return again to our beautiful beaches here in Southern Orange County. For more information about the whales and dolphins and Catalina trips here at Dana Wharf's web site, … [Read more...]

How To Use Twitter Hashtags

OK so some of the tweets people are tweeting on Twitter are pretty dumb, telling the world they are getting gas or at a store looking at who knows what!  Others are very good and may have a link to an article or photo that is very relevant and current.  There is a wide spectrum of posts and their perceived importance.  So how does someone find the tweets they are looking for, good or bad? One tool people can use to find tweets they find interesting is the hashtag.  What you may ask is a … [Read more...]

Dana Point Real Estate Update, May 30, 2011

This video is an informal Dana Point single family home market update from May 31, 2011 by Realtor Brian Wilson. Dana Point single family homes are selling, the average sales price is just over $850,000. The days on market is just over 4 months and even though the market is relatively flat this is still a buyer's market.  People that are selling now in the area are selling for reasons that are what I like to call "real".  Job transfer, expanding family, kids gone or some reason that makes … [Read more...]

Vietnam Veteran Memorial in Dana Point

Last weekend the Vietnam Veterans Memorial was at Sea Terrace park! Okay, it was a traveling replica that is 3/4 the size of the one in Washington DC but as one who has seen both this smaller one still has a big impact. The Veterans of Foreign Wars (VFW) post 9934 of Dana Point and the City of Dana Point with the Cost of Freedom Tribute sponsored the event that wrapped up yesterday.  The American Veterans Traveling Tribute (AVTT) put on a great display. It's amazing that so many men and … [Read more...]

Overlooking Dana Point Harbor

I recently stopped to walk the new trails on the bluffs in Dana Point located above the harbor.  This location offers incredible harbor and ocean views.   As part of the Strand at Headlands project the bluffs that overlook the Dana Point Harbor has been transformed to provide groomed walking trails with vista points along the way.  There are also benches to rest at and trash bins to help keep the litter controlled.  I have visited these trails (at Green Lantern and Cove Road near … [Read more...]

A visit to another Laguna Niguel local park. I had a short gap in between appointments so I stopped at a local Laguna Niguel community park for a few minutes.
